The AAA has formally objected to a proposed 17 storey development proposed for Napolean Street Cottesloe.
The proposed development consists of the following elements:
Two buildings with an overall height of 15 and 17 storeys above a three-storey podium,
125 multiple dwellings consisting of five studio apartments, four one-bedroom apartments, 65 two-bedroom apartments, 49 three-bedroom apartments and two four-bedroom apartments,
A 128-room hotel with restaurant, function area, lounge, bar, co-working spaces, and pool,
1,300sqm of commercial and retail floor space,
Residential communal amenities on the podium roof including pool, cocktail lounge and gym,
Four levels of basement parking with 289 car bays and two access points from Station Street,
Pedestrian link from Station Street to De Nardi Lane.
Ms Reece, CEO of Australian Apartment Advocacy stated that the development was out of context with the existing streetscape that primarily consisted of one to two storeys.
“Development of this scale has been currently restricted to main traffic thoroughfares such as Stirling Hwy with The Grove,” Ms Reece said.
“The proposed location comprises of very narrow streets and typically local traffic and hence contrasts significantly with current planning guidelines.
“With a focus on much needed housing choice, these apartments could be delivered through a development that reflects the context and more aligned with the delicate density that we have seen in Glyde Street, Mosman Park.
“AAA is concerned by the lack of community consultation and the fact that this is virtually being forced onto residents with very little consideration for community feedback.”
